The plan for ISLA a/k/a 'Intentional Sanctuary Living Alternative' is a low EMF eco community by the sea. The non-negotiable rules of staying in ISLA - as an owner, renter, or visitor - include NO USE OF WIRELESS DEVICES OF ANY KIND...in public or private spaces. A broadband fiber optic ‘wired’ Ethernet infrastructure will offer safe and secure internet and phone communications.

Located within the security-gated 2500-acre Gran Pacifica property on the Pacific coast of Nicaragua, the ISLA site is a 40-acre enclave surrounded by rolling hills, teak forest, and ocean. This wild, natural terrain provides for a low ambient EMF-protected environment for the community.

A pristine lava sand beach is 10 minutes walking distance from the ISLA site.  Per Dr. Arthur Firstenberg and Dr. Jack Kruse (who lives on this same lava sand coastline in neighboring El Salvador), lava sand has unique healing qualities - walking on it is very calming and grounding.  The Pacific Ocean on this coastline is clean and warm; swimming is fantastic and Gran Pacifica is considered an "epic" surf spot.

The weather is tropical in this part of Nicaragua. There is a rainy season but most days are clear and sunny.  At night it cools down and in the absence of light pollution, the sky explodes with stars.


All homes within the ISLA community have been designed according to "the guiding principles of Building Biology" and under the supervision of a Certified Building Biologist. This means using ecologically sound non-toxic materials and specialized methodologies to minimize internal EMFs, EMRs and EMIs including encased wiring to reduce 'dirty electricity'.  The ventilation system will minimize mold and other potential allergens.

Beach

 

A solar farm - located at a significant distance away from homes and using low emitting equipment - will provide power.  Residents will also have the option of partly or fully connecting to the grid.

Water from a well source is clean and plentiful. Fresh, organic, locally grown food is everywhere and exceptionally affordable.

The initial phase of the design and buildout for the ISLA community includes 83 homesites with a comprehensive plan for up to 200 homesites.

Home Models and Pricing

Home models range from a 1 bedroom Tiny Home for $182,000 to a 2 bedroom for $303,00 to a 3-bedroom family style for $402,000. Lots can be purchased with no home for $89,000 and mini lots are available for yurt, tent, or RV living. 

Financing is available up to 80%.  Bitcoin and other cryptocurrencies are accepted.

Please note: on the outskirts of the Gran Pacifica property there is a 4G cellular tower. A certified Building Biologist has determined in two separate 5-day visits that the combination of: its distance and directionality away from the ISLA site make EMF level readings "OF NO CONCERN" in Building Biology language.  It's important to understand that in Nicaragua land ownership is "privatized" - this means that more cellular infrastructure CANNOT be installed on this private property by a corporate entity, public utility or government agency...unlike in North America, Mexico, Europe, Asia and Australia where no such restrictions on the deployment of wireless infrastructure exist.
